Booking Conditions:

The 50% deposit is refundable (less a $50 processing fee) up to 30 days before arrival. The balance will be charged 30 days before arrival. Within the 30 day window all reservations become NON-REFUNDABLE. A refund will only be given if we can re-rent the house for you. The cleaning fee WILL BE refunded.



Extenuating Circumstances Which Warrant A Credit:

-Emergency: Cancellations made after the 30 days due to medical conditions OR emergency must be accompanied by documentation. A refund will be given if we are able to re-rent the house. Otherwise, A CREDIT for your payment will be given at the landlord's discretion for a future stay. This credit for your payment will be valid Sunday-Thursdays in off-peak season and will be valid for 2 years. The cleaning fee WILL BE refunded.

- Inclement Weather: If ALL airplanes and ALL ferries from ALL ports (Including Point Judith, New Londong, Montauk and Orient Point) are canceled the day of your arrival, you will be issued a credit for a future stay for that day only. This credit will be valid Sundays-Thursdays in off-peak season and will be valid for 2 years. You will be responsible for all additional nights of your stay. If you desire to check-out early due to inclement weather NO CREDIT OR REFUND WILL BE ISSUED.



2) The person checking into the property must be 25 years of age or older.



3) A $200 security deposit will be charged to your credit card on file the day of arrival. It will be fully refunded within 7 days of departure if there is no damage to the house and if no excessive cleaning is required.



4) No pets are allowed



5) No smoking is allowed



6) The maximum number of occupants for this property is 10. Any event held on the premises with more than 15 people must be approved by the homeowner and requires a site fee and additional security deposit. Violating this policy may result in removal from the residence with NO REFUND for rental fee or security deposit.



7) WIFI/TV/Appliances: Your rental home has satellite TV and internet. It is subject to weather issues. We cannot guarantee that it will be working at all times. In the event of an electronics problem, there is no island-based service provider. We do our very best to provide and maintain quality appliances. In the event that there is a problem, please understand that replacement parts or appliances must be shipped from the mainland. Refunds will not be made for TV, Internet or appliance related issues.



8) All rooms have fans. Bedrooms have portable air conditioners during the summer months.
